BIM Standards & Quality Policy

This policy defines the technical standards, quality assurance processes, and modeling guidelines governing all Building Information Modeling (BIM) deliverables created by VIRCORA BIM SERVICES.

1. Quality Vision & Objective

VIRCORA is committed to delivering error-free, constructible, and fully coordinated 3D/4D/5D Building Information Models. Our objective is to eliminate design clashes prior to site mobilization, reduce field rework, and ensure seamlessly structured digital asset data for facility operations.

2. ISO 19650 International Standard Compliance

Our project workflows strictly adhere to BS EN ISO 19650-1 and BS EN ISO 19650-2 standards for information management using BIM:

  • BIM Execution Plan (BEP): Every project operates under a comprehensive BEP defining roles, Level of Information Need (LOIN), software versions, and delivery schedules.
  • CDE Container States: Models are systematically transitioned through defined Common Data Environment states: Work in Progress (WIP), Shared, Published, and Archived.
  • Information Management Roles: Dedicated Project BIM Leads monitor compliance with Information Requirements (EIR, AIR, PIR) at every delivery milestone.

3. Level of Development (LOD) Framework

VIRCORA aligns all model authoring with the BIMForum Level of Development (LOD) Specification:

  • LOD 100 - Conceptual: Massing models, approximate location, orientation, and spatial volumes.
  • LOD 200 - Schematic Design: Generic elements with approximate size, shape, location, and quantity.
  • LOD 300 - Detailed Design: Accurate geometric models suitable for bidding, coordination, and municipal approvals.
  • LOD 350 - Construction Documentation: Detailed elements depicting cross-trade connections, supports, hangers, and interface clearances.
  • LOD 400 - Fabrication & Assembly: Shop-drawing level elements with exact fabrication geometry, rebar detailing, and MEP spool pieces.
  • LOD 500 - As-Built Operations: Field-verified model elements containing COBie parameters and maintenance asset data.

4. Naming Conventions & Standard Parameters

Model containers, Revit families, levels, grids, and view templates are governed by standardized naming conventions compliant with ISO 19650 container naming formats:

5. Quality Audit & Automated Model Checklists

Prior to milestone submission, every BIM model must pass a rigorous 4-step internal audit process:

  1. Visual Audit: Verification of model completeness, clean room boundaries, and correct level/grid assignments.
  2. Interference & Clash Audit: Automated Navisworks Manage matrix testing (Architectural vs. Structural vs. Mechanical vs. Electrical vs. Plumbing vs. Fire Protection).
  3. Standards Audit: Custom Revit API automation scripts check for duplicate elements, unattached walls, unassigned CAD layers, and missing COBie parameters.
  4. Model Performance Audit: Purging unused families, auditing file size (< 300MB per Revit container), and resolving Revit warnings.

6. Interoperability & OpenBIM (IFC) Standards

VIRCORA supports OpenBIM principles. Deliverables can be exported to open standard IFC4 / IFC2x3 schemas, Solibri Model Checker formats, and COBie spreadsheet structures to ensure full cross-platform compatibility with client facility management platforms.
